Feasibility Studies

Are preliminary studies undertaken in the very early stage of a project. They tend to be carried out where there is some uncertainty regarding the proposed development or for large and complex projects such as unit developments. Alternatively a feasibility study may be carried out to see if a design will work on a small or restrictive site. A site layout plan is prepared for the purpose of the analysis, but does not involve a building design. 

Conceptual Design

The initial design phase takes into account the site and its surroundings, your desires, needs, budget, aesthetics & practicality. This is also referred to as the design brief. Every project is unique and individually tailored to meet your needs. Floor plans, elevations and when requested, 3D perspectives are produced.

3D Perspectives

This involves modelling the building using 3D software. The software enables us to move 360o around the model and capture an image from any point on the site. This is an invaluable tool by assisting you with a visual understanding of your home, how it will sit on the site and how the new additions will tie in with the existing building. 

Town Planning

Should a planning permit be required, plans displaying compliance with the relevant zone, overlay/s & Residential Design Code (ResCode) are produced along with supportive documents. Plans and documents are lodged with your local Council for approval. 

Construction Drawings

These are technical drawings demonstrating compliance with the National Construction Code of Australia (N.C.C.A) & relevant Australian Standards. Plans and documentation relating to your proposed building are used to obtain a building permit through a Registered Building Surveyor. Plans can then be used to obtain a building quote and along with other relevant consultant’s plans will be used by your builder to construct your home. Plans include general notes, site plan/s, floor plan/s, elevations, sections, details and artificial lighting & electrical layouts.

Thermal Performance Assessment

Is a calculation of the heating and cooling loads required to maintain a comfortable indoor living temperature, with minimal help from heaters or air-conditioners. Only a trained and accredited assessor can certify a home with a 6 Star Thermal Performance Assessment. All new homes, extensions and relocated houses in Victoria are required to be assessed under the energy efficiency measures of the National Construction Code of Australia (N.C.C.A). Specialised software is used to assess a dwelling’s design, taking into consideration the buildings size, wall materials, roof construction, floor construction, window style, glazing, insulation, climate zone and orientation of the building. Building Permit

A building permit is a document issued by a Registered Building Surveyor certifying that your plans comply with the Building Regulations, Australian Standards and relevant documents pertinent to your project. These standards are intended to ensure the safety of the current and future owners as well as the public. The Building Act 1993 requires a building permit to be issued before a person can carry out building work and likewise a demolition permit is mandatory preceding demolition work. A building permit specifies at what stage a surveyor is required to inspect building works and when an occupancy permit can be issued.
